13 ways to get more cleaning clients

If your cleaning business isn’t growing as quickly as you’d like, chances are it’s a marketing problem. But the good news? It’s fixable—and you’ve got options.

In this week’s video, I walk through 13 tried-and-tested ways to get more clients. If you try just a handful of these, you’ll start to see momentum. But if you try all of them, I guarantee you’ll never worry about where your next client is coming from.

Here’s the quick-fire rundown:

1. Friends & Family

An underrated source—especially when starting out. Make a list of people to call directly (don’t just send a mass message). Offer them a referral code (e.g., DAVID20 for $20 off) and a bonus when their friends book.

2. Local Facebook Groups

Join parenting or neighborhood groups in your area. When someone asks for cleaner recommendations, be ready to jump in with a discount code and a friendly message. These groups are gold for local trust-building.

3. Partnerships

Team up with window, oven, or carpet cleaning businesses that serve the same clients. Offer mutual referrals with incentive codes so both of you win.

4. Apartment Blocks

Leave flyers or business cards with front desk staff. Offer them a small reward for every referral. Cleaning multiple apartments in one building cuts down travel time and boosts your profit.

5. Cold Email & Cold Calling

Reach out to property managers, Airbnb hosts, and realtors—people who manage multiple properties. Personalize your message, keep it short, and include a simple CTA like: “Would you like more info or a quick call?”

6. LinkedIn Outreach

Use LinkedIn search to find local property managers. Connect with them, then send a short intro message. Make sure your profile clearly shows what you do and includes reviews or case studies.

7. Flyers

Old school—but it still works when done right. Don’t just drop 100 flyers and hope for the best. Hit the same neighborhood 3 times over 6 months to stay top of mind. Focus on areas where you already have clients.

8. Facebook Ads

These work best with eye-catching offers: “Free oven clean with your first booking” or “50% off recurring cleans for new customers.” Make sure your page has strong reviews, photos, and a clear call to action.

9. Lead Platforms (Bark & Thumbtack)

Sign up and buy only the most relevant leads—look for new, recurring clients. Speed is key: aim to call them within 5 minutes. Build rapport over the phone to close them fast.

10. Google Local Service Ads (LSA)

Google LSA sends leads exclusively to you—not five other cleaning companies. Setup requires a Google Business Profile, 5+ reviews, and a quick background check. Once live, Google sends phone calls and message leads directly.

11. Google Ads

Great for high-intent leads, but best suited if you can commit to $1,000/month for 3 months. That gives enough data to optimize your ads and find profitable keywords. These clients are already searching for what you offer.

12. Google SEO

This is the most cost-effective long-term strategy. Get your Google Business profile fully optimized and work on your website’s content so you rank high in search and Google Maps. Over time, this will drive a steady stream of free leads.

13. Consistency + Testing

The magic isn’t in doing one thing perfectly—it’s in testing all of these and tracking your results. Once you know what works in your area, double down and scale it.
